The combination of cloud-based building automation and Building Information Modelling (BIM) in an integrated system is intended to optimise the energy efficiency of a building over its entire life cycle. This is the goal of the development work in the three-year research project BIMpact (1 August 2021 – 31 July 2024), which Ed. Züblin AG is leading and coordinating. ZÜBLIN and its three project partners are working to develop an integrated process for building automation that for the first time combines IoT (Internet of Things) communication, wireless digital building control from the cloud and Building Information Modelling (BIM). The R&D project is funded by Germany’s Federal Ministry of Economic Affairs and Climate Action with € 2.74 million from funds out of the 7th Energy Research Programme. ZÜBLIN’s partners in BIMpact are the University of Stuttgart (Institute for Building Energetics, Thermotechnology and Energy Storage – IGTE) and the technology companies SmartMakers GmbH (IoT solutions) and aedifion GmbH (cloud platforms).

IoT communication via building-wide LoRaWAN

In the project, the building services engineering (heating/cooling, ventilation, shading) must be comprehensively and continuously integrated into the BIM model right from the start. The goal is that all building functions, with all information relevant for later operation, can be called up and revised in the digital model already in the design and construction phase. A special focus in the joint project is on the safety and stability of the overall system and its controllability by the end users. The components, which are controlled using sensors and actuators, are to be networked wirelessly via a state-of-the-art low-power wide-area network (LPWAN) in a stable, secure and long-term manner. To make the deployment and management of the LoRaWAN devices as simple as possible, SmartMakers will develop a BIM-compatible device monitoring system. The operating data collected in this way will then converge in the cloud-based building control system to be developed by aedifion, where it will be analysed and processed by artificial intelligence (AI). The functionality of the system is to be demonstrated on one floor of the ZÜBLIN building Z3 in Stuttgart (as a demonstrator) at the end of the project.

Significant resource savings expected

By linking innovative building technologies in a new overall process, the BIMpact partners expect significant progress in the sustainable use of resources, with savings expected in the consumption of energy, time and materials. The wireless and cloud-based building automation developed in the project should not only be usable for new buildings, but also enable the simple and cost-effective retrofitting of existing properties. In this way, BIMpact is intended to provide incentives for energy-efficient building renovation and thus support the European Union’s long-term renovation strategy (LTRS).
