After two years of construction, ZÜBLIN and STRABAG have celebrated the official inauguration of their new Innovation Center at the ZÜBLIN campus in Stuttgart-Möhringen. Some 400 STRABAG Group employees moved into the new building at the beginning of October. Today, the STRABAG robot dog Spot – usually “responsible” for the digital construction site documentation – handed over the symbolic key for the six-storey Innovation Center to ZÜBLIN board member Stephan von der Heyde.

The ceremony was attended, among others, by STRABAG SE Management Board member Klemens Haselsteiner (CDO) and local politician Evelyn Weis (head of Stuttgart’s Möhringen district) as well as by representatives from MHM architects and Kinzo architects, the external project partners, the corporate units ZÜBLIN, Zentrale Technik, STRABAG Real Estate, STRABAG Real Estate Department and, last but not least, STRABAG Innovation & Digitalisation and STRABAG BRVZ IT, both of which have moved into the new building.

Focus on sustainability
“In keeping with our slogan ‘Work On Progress’, we like to use our corporate buildings as pilot projects to realise more sustainability and innovation in the design, build and operate phases of a building. After all, we have set ourselves the ambitious goal of becoming climate neutral in our administration by 2025 and along the entire value chain by 2040. With our new Innovation Centre, we show that we’re on the right track,” Klemens Haselsteiner said in his welcoming address.

A selection of the climate-friendly building materials and technologies used in the new building:

  • Carbon-neutral in-situ concrete from the floor slab to the roof
  • Insulation with rock wool obtained from rock types that occur in almost unlimited quantities
  • Aluminium with a recycling content of around 65 %
  • Green façade to improve air quality, generate oxygen and filter particulate matter. The plants on the façades and in the landscaping of the inner and front courtyards are irrigated from a rainwater storage tank with a capacity of around 60,000 litres.
  • 4-pipe heat pump to efficiently heat and cool the new building.
  • The photovoltaic panels, in combination with a battery buffer storage system, allow for a partially self-sufficient power supply.
  • EV infrastructure with 24 EV charging stations for cars and 116 for bicycles.
  • Use of cradle-to-cradle products
  • All project participants used Building Information Modelling (BIM): all relevant data were digitally captured, combined and linked.
  • The daily construction reports were prepared using Sitelife.
  • As-built model (structural works): comparison of the as-built geometry with the structural model from the design documents to identify any deviations
  • 3D reinforcement planning to optimise planning quality

Like the three existing buildings, ZÜBLIN Haus (Z1), Z2 and Z3, the new building is to be certified by the German Sustainable Building Council (DGNB) with the aim to achieve the Gold Standard.

Ideal conditions for collaborative work
The Innovation Center is fully focused on collaborative work: Each of the four standard floors features, among other things, 72 shared desk workstations, nine so-called “hide-outs” as quiet places for undisturbed work, nine office pods for small group meetings, two conference rooms for larger teams, two tea kitchens, and a staff room designed by the employees themselves. The heart of the building is the separately designed third floor with different work zones, an area for AR/VR applications as well as project garages that can be reserved for use by interdisciplinary project teams on a longer-term basis. Training and meeting rooms, a bicycle storage room, showers/changing rooms and a bistro on the ground floor complete the barrier-free offer. The 10,000 m² of net floor area are occupied by approximately 400 employees from STRABAG Innovation & Digitalisation and STRABAG BRVZ IT. In total, the STRABAG/ZÜBLIN group of companies employs around 1,800 people at the Stuttgart-Möhringen site.
